Great location. Be careful of what they sell you on (amenities, secure parking, etc.). Some of the staff is fantastic, others are definitely not. Good value on price (if the amenities were open all year round). Property team rarely takes action to resolve issues, but not always their fault. It's a toss up whether you will enjoy your stay there or not. If you ask residents candidly in-person, you will probably get mixed responses.

I really wanted to like this building, and for the most part, I did. The location is fantastic, just steps from the lake and the Seaholm District. The remodel of the unit is also stunning, with beautiful finishes - quartz waterfall counters, walnut cabinets, and my personal favorite, concrete floors. The building also has a nice pool and rooftop area (although the gym is still closed and didn't look close to finished). Where the building is a complete nightmare is the plumbing. In just the span of two months (from April 2021-June 2021): 1. My tub flooded and needed 2 days of repairs. 2. My kitchen sink flooded with dirty gray water from the unit above for a few days. 3. A sprinkler on the 17th floor burst, flooding 50 apartments in my tower. 4. My laundry machine flooded twice. Maintenance always came quickly to deal with all of the above, but to me it seems like there must be some underlying issue or problem that would cause a unit to flood this much, and as someone who works from home, the ordeal was incredibly stressful and not what I would expect in a luxury building downtown.

They sell you on amenities, lock you into contracts, and then close off the amenities for almost half a year without telling you in advance. They constantly shift and move out construction dates and if you contact some of the on-site staff, you'll find some of them are pretty rude/ passive aggressive. If you go to view the building, ask to speak to a resident about their experiences. Ask about the amenities. Ask about the floods. Ask about the construction. Don't believe everything the staff tells you while trying to sell you on an apartment. You'll end up disappointed. The apartments are nice, but don't forget that there are other complexes with far better amenities and reputations for comparable prices.
