Cancellation Policy

Booking VerificationYour booking confirmation is contingent upon completing the required verification steps within 24 hours of booking. If verification is not completed within that window, Anyplace reserves the right to cancel the booking and release the unit. An unverified booking request does not constitute a confirmed reservation and does not give rise to any right of occupancy or claim against Anyplace for loss of the reservation. For more details, refer to the Booking Confirmation and Guest Verification section of your Guest Agreement.Please read the full policy below.
Once a cancellation request is submitted and processed by our team, the booking will be officially cancelled in our system, independent of eligibility for a refund or adjustment. This means the reservation cannot be reinstated, and the calendar for the unit will be reopened and made available to other guests.For bookings made through a third-party platform, cancellation terms are governed by the policy in place at the time of booking. Please refer to your booking confirmation for details, or see How to Cancel a Third-Party Booking for step-by-step instructions.
How to Submit a Cancellation RequestAll cancellations for bookings made at Anyplace.com must be formally submitted through one of the following channels:
  • Anyplace account: To cancel, log in to your Anyplace account and go to Your Bookings, then Request Cancellation.You will receive a confirmation email once your request has been successfully submitted. If you do not receive one, your cancellation has not been processed. Please do not consider your request complete until confirmation is received.
  • Email: Contact our team at reservation@anyplace.com with the details of your cancellation request.
Refund EligibilityThe following refund eligibility applies based on the timing of your cancellation request relative to your scheduled arrival date:Within 24 hours of booking — Full RefundFull refund when cancelled within 24 hours of booking, provided check-in has not yet occurred.
  • First month's rent: 100% refund
  • Rent beyond the minimum stay requirement: 100% refund
  • Utility, insurance, and cleaning fees: 100% refund
  • Credit card processing fees: Non-refundable on confirmed bookings and refundable on unconfirmed bookings.
At least 30 days before arrival — Full RefundYou are eligible for a full refund of all amounts paid, with the exception of any credit card processing fees, which are non-refundable. Payments made via ACH do not incur a processing fee.15 to 29 days before arrival — Partial RefundPartial refunds will be applied as follows:
  • First month's rent: 50% refund
  • Rent beyond the minimum stay requirement: 100% refund
  • Utility, insurance, and cleaning fees: 100% refund
  • Credit card processing fees: non-refundable
Within 14 days of arrival — Non-RefundableAnyplace reserves the right to retain the first month's rent in full. The following applies:
  • First month's rent: non-refundable
  • Rent beyond the minimum stay requirement: 100% refund
  • Utility, insurance, and cleaning fees: 100% refund
  • Credit card processing fees: non-refundable
Currency ConversionPayments processed in Japanese Yen (JPY) on a non-JPY-denominated credit card may result in a refund amount that differs from the original charge. This is due to fluctuations in exchange rates and currency conversion fees applied by your card issuer at the time of the original transaction and at the time of refund processing. Anyplace is not responsible for any difference resulting from currency conversion.
